We operate as an Acquisitions & Dispositions firm, buying and selling multifamily communities off-market so owners transact privately and investors see only real, ready-to-close opportunities. Every mandate runs on two rails at once: a disciplined human process led by three senior underwriting strategists, and an AI-powered workflow that compresses timelines, flags risk early, and keeps communication seamless from first contact to close.
We begin with alignment. For sellers, we buy direct with zero commission and no fees to you, moving at your pace and keeping the asset out of public view. For buyers, we clarify investment criteria up front and curate only those assets that genuinely fit, rather than pushing a generic pipeline. This allows our team to spend its time where it matters most: due diligence depth and underwriting precision.
Our due diligence process is deliberately front-loaded. Within hours of engagement, we assemble a data room and launch parallel workstreams across financials, physical condition, and market context. The financial track normalizes the T12 and rent roll, reconciles loss-to-lease, concessions, delinquency, and non-recurring items, and rebuilds the operating statement from the ledger up. The physical track reviews capex history, scopes unit mixes and interior spec dispersion, samples leases for true exposure to expirations, and coordinates discreet site walks to avoid disrupting residents or staff. The market track validates employment drivers, submarket rent trajectories, supply pipelines, crime and safety indices, school and amenity pulls, and lender/valuation comps to confirm assumptions from multiple angles. Our AI tooling monitors each task, timestamps source documents, highlights anomalies, and maintains a living checklist so nothing stalls or slips.
Underwriting is where we apply our three-strategist model. The Lead Strategist owns the base case and defines guardrails for yield, leverage, DSCR, and business-plan pace; the Risk Strategist runs downside and credit views, stressing vacancy, rate paths, tax resets, insurance shock, and capex variance; the Value-Creation Strategist models renovation scopes, operational lift, and revenue optimization across multiple sequences, then pressure-tests the labor, lead times, and vendor capacity needed to execute. Each strategist publishes a model slice. Our AI layer compares deltas between scenarios, calls out sensitivities that materially swing IRR or cash-on-cash, and generates a single decision page that clearly states price discipline, walk-away points, and the preconditions for proceeding.
Documentation is streamlined to keep the process quiet and efficient. We provide an NDA on request, deliver a high-level terms sheet early, and verify funds and references for comfort. Title, survey, environmental, and insurance are queued as soon as milestones are met, and our closing checklist runs in the background to coordinate third parties without broadcasting the transaction. Because we eliminate unnecessary intermediaries, we negotiate directly, resolve issues faster, and keep on-site operations running smoothly while diligence advances.
Execution is measured in days, not weeks. By the time we go firm, the base case, downside case, and value-add plan are already reconciled against lenders’ constraints and current debt markets. Our close plan includes a day-one ownership transition script that covers resident communications, vendor continuity, utility and lockbox handoffs, and property-management onboarding with minimal disruption.
